Out of Hours Emergency

UPDATED EMERGENCY DETAILS AND ADVICE

We kindly ask that you carefully read through this information and keep it somewhere easily accessible, all this information is also listed on our website.

Please be aware our contractors might not be able to come out straight away for an emergency, due to other call outs or the weather.  If this is the case DO NOT call the on-call Property Manager, just try to monitor the situation, and follow any of the advice listed below. Many issues will have to wait until the next working day unless there is a great risk to your health and safety.

For EMERGENCIES ONLY (where there is a risk to your own health and safety or permanent damage to the property). Please keep these details, however they are also listed on our website.

If you need to speak with the on-call Property Manager the number is 07912 125 117, please leave a voice message and someone will call you back, if the matter is deemed as an emergency.  If no message is left, no one will call you back.

OUT OF OFFICE HOURS WHEN THERE IS AN EMERGENCY CONTACT THE FOLLOWING COMPANIES DIRECTLY, HOWEVER DURING OFFICE HOURS WE ASK THAT YOU CALL TO REPORT ANY MAINTENANCE ISSUES.

In the case of a gas leak contact Transco immediately on 0800 111 999.

***** Please check whether you have a British Gas 3* Contract or Contract Heating Service agreement, this information will be in your tenant information notes and inventory provided at the start of your tenancy.

BURST PIPES/FLOODING - if you have a burst pipe or any sign of flooding, such as a leak, you must take immediate action and are responsible for ensuring.

  • If the water is coming into your property - contact the neighbour above and ask them to sort out the problem; take their contact details and give them to us so that we can follow it up; switch off the electricity at the mains if the water meets fittings or wiring.
  • If the leak is in your property - turn off the water at the mains; turn on all taps to drain the water; notify neighbours below who may be affected by the flooding.

If you have a roof leak that cannot be contained by using a bucket or something similar, then please call one of the following contractors:
